Qatari Diar resumes work on a new project in Egypt

Doha: “Bawabat Al-Sharq New Cairo Real Estate Investment”, a Qatari Diar company, obtained the approval of the Egyptian Urban Communities Authority to resume work on the City Gate project owned by the company, after a halt and stalemate for a period of nearly 4 years.
Egyptian media reported that the Qatari company obtained approval from the Urban Communities Authority to work on the City Gate project, which has been stalled since 2016 due to a dispute between the company and the authority.
The Bawabat Al-Sharq Company, the owner and developer of the City Gate project, approached the urban communities to obtain the necessary license to resume work on the project, which was approved by the authority, according to statements by Egyptian media sources.
The sources confirmed that the company would operate in accordance with the licenses in its possession.
A court ruling was issued in favor of the company that the Urban Communities Authority was not entitled to demand the company to pay fees of 1.379 billion EGP in exchange for modifying the shareholder structure of the company that owns and develops the City Gate project in New Cairo, a ruling that the Authority challenged before the Supreme Administrative Court, despite its agreement to amend the shareholder structure of Barwa Egypt Real Estate Company and changing the name to Bawabat Al-Sharq New Cairo for Real Estate Investment developer of the City Gate project.
According to the sources, the Qatari company is currently in contact with local contracting companies to obtain quotations in preparation for the resumption of construction work for the first phase of the project.
Qatari Diar owns several projects in the Egyptian market, most notably the “St. Regis” Hotel, which was inaugurated by His Excellency Mr. Sharif Al Emadi a week ago.
Egyptian media expects an increase in the pace of completion of Qatari Diar projects in Egypt, most notably the City Gate project in New Cairo on an area of 8 million and 500 meters, and a project in Sharm El-Sheikh, an area of 300 thousand meters by three plots, and the Hurghada project is the largest investment for the company in Egypt on an area of 30 million meters, that is located between Soma Bay and Makadi Bay on Hurghada-Safaga Road, and the company contracted for it through privatization with the Tourism Development Authority in 2006.

الدوحة: حصلت شركة “بوابة الشرق القاهرة الجديدة للاستثمار العقاري”، إحدى شركات الديار القطرية، على موافقة هيئة المجتمعات العمرانية المصرية لاستئناف العمل داخل مشروع سيتي جيت المملوك للشركة، بعد توقف وجمود لمدة تقارب 4 سنوات.
وذكرت وسائل إعلام مصرية أن الشركة القطرية حصلت على موافقة من هيئة المجتمعات العمرانية للعمل بمشروع سيتي جيت المتوقف منذ عام 2016 لوجود نزاع بين الشركة والهيئة.
وكانت شركة بوابة الشرق المالك والمطور لمشروع سيتي جيت، قد خاطبت المجتمعات العمرانية للحصول على الترخيص اللازمة لاستئناف العمل بالمشروع، وهو ما تمت الموافقة عليه من جانب الهيئة، تبعا لتصريحات مصادر لوسائل إعلام مصرية.
وأكدت المصادر أن الشركة ستعمل وفقا للتراخيص التي بحوزتها.
وصدر حكم قضائي لصالح الشركة بعدم أحقية هيئة المجتمعات العمرانية في مطالبة الشركة بسداد رسوم بقيمة 1.379 مليار جنيه نظير تعديل هيكل المساهمين للشركة المالكة والمطورة لمشروع سيتي جيت بالقاهرة الجديدة، وهو الحكم الذى طعنت عليه الهيئة لدى المحكمة الإدارية العليا، على الرغم من موافقتها على تعديل هيكل مساهمين شركة بروة مصر العقارية وتغيير الاسم إلى بوابة الشرق القاهرة الجديدة للاستثمار العقاري المطور لمشروع سيتي جيت.
وحسب المصادر، تتواصل الشركة القطرية حاليا مع شركات مقاولات محلية للحصول على عروض تسعيرية تمهيدا لاستئناف الأعمال الإنشائية للمرحلة الأولى من المشروع.
وتمتلك الديار القطرية عدة مشاريع فى السوق المصرية، أبرزها فندق “سانتت ريجيس” الذي افتتحه سعادة السيد شريف العمادي منذ أسبوع .
وتتوقع وسائل إعلام مصرية، ارتفاع وتيرة إنجاز مشروعات الديار القطرية في مصر، وأبرزها مشروع سيتى جيت بالقاهرة الجديدة على مساحة 8 ملايين و500 متر، ومشروع بمدينة شرم الشيخ مساحة 300 الف متر بواقع ثلاث قطع، ويعد مشروع الغردقة اكبر استثمارات للشركة فى مصر على مساحة 30 مليون متر تقع بين خليج سوما باى وخليج ماكادى باى على طريق الغردقة ــ سفاجا، وتعاقدت عليها الشركة عن طريق التخصيص مع الهيئة العامة للتنمية السياحية عام 2006.
